Jack site plan comes before P&Z Commission
At a Regular Meeting of the Navasota Planning and Zoning Commission, Thursday, July 14, commissioners approved a replat application submitted by Ram Navasota, LLC, as well as the preliminary site plan for a Jack in the Box restaurant.
In the first item, Ram requested replating 10 properties in the Guerrero Subdivision located at the corner of SH 105 E. and CR 425 into four properties .
Development Services Director Lupe Diosdado said, “A lot of those are the remaining portions of the previous replat when Chicken Express developed. One of the lots will be the be the future site of the next item which is a Jack in the Box restaurant. There are two empty pad sites for future development and one lot that is specifically used for detention for all three lots.”
Regarding the site plan, Diosdado said it has gone through several revisions and all comments by staff and the reviewing engineer have been addressed. He also referenced the 380 Agreement approved by city council Aug. 8 for road improvements on CR 425 in which Ram will be reimbursed one-third of costs in three installments as the pads are developed.
According to SEK Engineering Project Rep, Nicholas Khazzoum, Jack in the Box’s preliminary site plan includes a deceleration lane on SH 105. In addition, a sidewalk will be constructed along the south side of SH 105 but Ram opted to pay a $7,510.32 fee in lieu of constructing a sidewalk along CR 425.
In other action, commissioners approved the minutes of the July 14 meeting. Chairman Randy Peters was absent. The meeting may be viewed in its entirety at https://www.navasotatx.gov/planning- zoning-commission.
